Maple Valley Property Management
In Maple Valley, the address that matters is a Tahoma School District one. Only about 17% of households rent, so every listing competes in a thin, high-expectation market. RPM Today manages Maple Valley rentals with detached-home pricing, Tahoma-calibrated leasing and Washington compliance handled correctly.
The highest-income market we serve, inside the Tahoma School District. Detached-home pricing, Tahoma-boundary leasing, and Washington compliance done right.
Maple Valley Property Management for a Thin, High-Expectation Rental Market
Maple Valley has the lowest renter share of any city in RPM Today’s South King County coverage. About one household in six rents, or 1,579 households in all. That is more than Enumclaw has, because Maple Valley is more than twice the size, but the character of the market is set by the share rather than the count. Renting is not the norm in Maple Valley. It is what happens when a household wants a Tahoma School District address and either cannot buy at current prices or is not ready to. That produces tenants with high incomes, long time horizons, and correspondingly high expectations, and it produces owners who are often renting out a home they used to live in.

Tahoma School District
Tahoma School District No. 409 is headquartered in Maple Valley and enrolled roughly 9,300 students in 2023-24, with 2,890 at Tahoma High School alone. The district covers all of Maple Valley plus Ravensdale, Hobart and portions of Renton, Covington and Black Diamond. Covington sits partly in Tahoma and partly in Kent School District, so two houses a few minutes apart can draw different applicant pools. Here, attendance area is a leasing variable.
The SR-169 Corridor to Renton
SR-169, the Maple Valley Highway, meets I-405 in Renton about 11 miles north of town and widens to five lanes through the Four Corners commercial center. The city’s latest widening phase, between SE 253rd Place and SE 260th Street, adds two lanes each way along with sidewalks, bike lanes and roundabouts. Commute time is still the defining tradeoff: workers average 37 minutes each way, and 3.34% travel more than 90 minutes.
A Professional and Technical Renter Base
With the highest median household income in our footprint and a 37-minute average commute, Maple Valley households are trading drive time for space and schools. Professional, scientific and technical services is one of the three largest resident industries, and it shapes management here: these applicants document income cleanly, expect responsive communication, and could often buy if the rental experience disappoints them.
Lake Wilderness and the Legacy Site
The city owns a 54-acre parcel called the Legacy Site, on Maple Valley Highway across from the Rock Creek Elementary complex and opposite the Lake Wilderness Lodge and Golf Course. A master plan is in development, with Summit Place planned for jobs, downtown for walkable mixed use, and the Legacy Site for public gathering. None of it is built yet, but it shows where the city is steering growth, and owners near Four Corners and Lake Wilderness should track it.
Washington Compliance for Maple Valley Rentals
Maple Valley rental owners operate under Washington’s statewide framework, which changed substantially with HB 1217 in 2025. Two requirements matter most, and Maple Valley adds one consideration.
90-day notice on every rent increase. Washington requires 90 days written notice, on the specific statutory form, before any rent increase takes effect. This applies to every residential tenancy in the state regardless of property type, ownership structure, or exemption status.
The rent cap, and who it actually covers. Washington caps annual rent increases at 7% plus the Seattle-area consumer price index, with a hard ceiling of 10%. For 2026 the maximum is 9.683%. The cap covers single-family houses as well as apartments. Its exemptions are narrow: homes whose first certificate of occupancy was issued 12 or fewer years before the increase notice, owner-occupied arrangements such as a unit or room rented in the owner’s own home, and qualifying affordable housing. Maple Valley’s median home was built in 2001, so most detached rentals here, owned by people who live elsewhere, are covered by the cap.
Adding units under the new code. Maple Valley’s 2025 middle housing and accessory dwelling unit code lets owners add units to many existing lots. How added units are treated under the rent stabilization rules depends on the specific property, so owners considering it should confirm both what their lot allows, with the city, and how the rules apply, with qualified counsel, before they build.
This is general information about the regulatory environment, not legal advice. Owners should confirm how these rules apply to their specific property with qualified counsel.
Pricing Above the Apartment Floor
Apartment averages set a floor in Maple Valley, not a benchmark. A four-bedroom house in a Tahoma attendance area prices well above the multifamily stock, and we price it against comparable houses.
Tahoma-Calibrated Leasing
Attendance boundaries drive applicant flow here more than any other single factor. We position listings to the families actually searching, and we time marketing to the school-year cycle.
First-Time Landlord Onboarding
With values below their 2022 peak, some owners rent rather than sell. Many are renting out a home they lived in, and that transition has its own requirements.
Middle Housing Hold Planning
The 2025 code lets many residential lots add units. We factor what could be built nearby into rent and hold planning, and point lot-specific questions to the city.
In Maple Valley, Soft Values and Firm Rents Change the Hold Decision
Selling a Maple Valley house is harder math than it was in 2022. Home values sit 7.7% below that year’s peak and have slipped in every month of 2026, while asking rents are close to the highest Zillow has recorded for the city. Some owners who meant to sell are renting instead, often as first-time landlords. The second change moves more slowly. The city’s 2025 middle housing code opens residential lots to more housing types and lets a single-family lot add two accessory units, so over the next several years a Maple Valley rental will compete against a broader mix of homes than it does today. Neither trend is a reason to avoid this market. Both are reasons to price deliberately and keep condition sharp rather than assuming a Tahoma address rents itself.
Maple Valley Leasing to a High-Expectation Renter Pool
With 1,579 renter households in a city of 28,287, renting is the exception in Maple Valley rather than the norm, and the households doing it have chosen to. They are typically here for Tahoma schools and space, at incomes that would let many of them buy. That raises the bar on presentation. Photography, listing accuracy and showing responsiveness carry more weight with an applicant who has a $152,885 household income and is deliberately choosing to rent. It also raises the cost of a bad listing: a house that sits because it was priced off an apartment average or photographed poorly is competing for a small pool that will notice. We price against comparable detached homes, position to attendance areas, and time marketing to when Tahoma families actually move.
Maple Valley Maintenance on Newer, Larger Homes
Maple Valley has the newest housing stock in our South King County coverage, with a median year built of 2001, and its homes are among the largest, at a median of 6.6 rooms. That changes the maintenance profile rather than reducing it. Bigger homes carry more systems: multiple bathrooms, more HVAC load, larger roofs, and yards and landscaping that a tenant is often expected to maintain to a neighborhood standard. Larger and often wooded lots add tree, drainage and vegetation work to the list. Deferred work reads differently at this price point too. A tenant paying at the top of the local range for a house in a well-regarded district notices a slow repair response immediately, and turnover in a thin market is expensive to fix.
Maple Valley Owner Communication and the First-Time Landlord
A meaningful share of Maple Valley rentals are owned by people who did not set out to be landlords. In a market that has cooled from its peak, an owner who cannot get their number often rents the house instead, which means their first tenancy involves a property they lived in and still think of as home. That situation has particular needs: realistic pricing against current comparables rather than against what the house was worth two years ago, clear expectations about wear and normal use, documented condition at move-in, and straight answers about what management does and does not cover. Getting the first six months right is usually what determines whether the owner holds the asset or sells into a soft market at a discount.
Maple Valley renters are choosing to rent, and they have options. Price to comparable detached homes, position to Tahoma attendance areas, and describe the SR-169 commute as it actually is.

What Drives Rental Performance in Maple Valley
Maple Valley rewards owners who price to detached-home comparables and manage to the standard a high-income renter pool expects.
- Price against comparable houses, never against a Maple Valley apartment average. The published multifamily figures describe units of roughly 680 to 900 square feet and set a floor, not a benchmark for a Tahoma-district house
- Treat Tahoma attendance area as a leasing variable. The district boundary runs through neighboring Covington, and applicant pools differ on either side of it
- Describe SR-169 accurately in the listing. Every prospect drives the corridor before signing, and an accurate commute description converts better than an optimistic one
- Underwrite the maintenance load that comes with newer, larger homes. More systems, more roof, and yards held to a neighborhood standard
- Serve every rent increase on the 90-day statutory notice and inside the state cap, which covers most Maple Valley rentals. Newer homes may be exempt for 12 years, so confirm build date

Maple Valley in Context: The SR-169 Corridor in Southeast King County
Maple Valley sits along the Cedar River in southeast King County, midway up the SR-169 corridor. Renton, north on SR-169, is the primary commute destination, connecting onward to I-405 and the Eastside. Covington is immediately southwest and shares the Tahoma School District boundary, which is why the two markets attract overlapping but distinct applicant pools. Kent connects by Metro Route 168, and Auburn sits beyond it to the southwest. South on SR-169, past Black Diamond, the corridor reaches Enumclaw on the plateau, a market that behaves quite differently: its supply is capped by a growth boundary while Maple Valley’s is expanding under the new middle housing code. Ravensdale and Hobart complete the Tahoma district footprint in unincorporated King County. Owners holding property at several points along the SR-169 corridor work with RPM Today for consistent management across all of them.
If you own property elsewhere in the metro, visit our Areas We Serve page for a full overview of the markets we cover, including Covington, Renton, Kent, Auburn, Enumclaw, and Federal Way.
Frequently Asked Questions About Maple Valley Property Management
What do rentals go for in Maple Valley, WA?
It depends on which kind of rental you mean.
Published apartment data for the city puts the average around $2,287 as of August 2026, up about 5.25% year over year, with one-bedroom units near $2,052 and two-bedroom units near $2,343. But those figures cover apartment buildings of 50 or more units, and the average unit in that sample is roughly 853 square feet. The three-bedroom figure comes back as unavailable, because three and four-bedroom homes are not really part of the apartment stock here.
A broader measure points the same way. Zillow’s rent index, which tracks asking rents across houses, condos and apartments together, put the typical Maple Valley asking rent at $3,070 in July 2026. Detached houses, which is what most Maple Valley rental owners actually hold, price above the apartment range, and a well-positioned home in a strong Tahoma attendance area prices well above it. Treat the apartment average as the floor the multifamily market sets, not as a benchmark for a house. We price individual properties against comparable detached homes.
How long is the commute from Maple Valley to Renton and Seattle?
From the SR-18 junction it is about 11 miles north on SR-169, the Maple Valley Highway, to I-405 in Renton, which connects onward to the Eastside and Seattle. SR-18 runs west toward Auburn and I-5. The city has spent several years widening SR-169 through town, most recently adding two lanes in each direction and roundabouts between SE 253rd Place and SE 260th Street. Travel time still varies a great deal by hour, and the census numbers show the result: Maple Valley workers average 37 minutes each way, and 3.34% commute more than 90 minutes. For transit, King County Metro Route 168 runs to Kent Station, and Route 907 connects Black Diamond to Renton Transit Center through the area. Confirm current schedules with Metro, since service changes seasonally.
What school district serves Maple Valley?
Tahoma School District No. 409, which is headquartered in Maple Valley and enrolled roughly 9,300 students across nine schools with 508 teachers in 2023-24: six elementary schools, two middle schools, and Tahoma High School, which had 2,890 students that year. The district also covers Ravensdale and Hobart, plus portions of Renton, Covington and Black Diamond and a large area of unincorporated King County. For rental owners this is the most commercially important fact about the market. Families rent into a district, attendance boundaries decide applications, and because the Tahoma boundary runs through neighboring Covington, two houses only a few minutes apart can draw different applicant pools at different rents.
What is the middle housing code change, and does it affect my rental?
In June 2025 Maple Valley adopted Ordinance O-25-849, amending its development code to implement Washington’s HB 1110 and HB 1337. Because Maple Valley’s population exceeds 25,000, state law requires it to allow at least six of the nine middle housing types the law defines, such as duplexes, triplexes, townhouses and cottage housing, for at least two units per lot on lots zoned predominantly residential. A lot with a single-family home may add two accessory dwelling units, for three dwelling units total.
For an existing rental owner there are two implications. The first is opportunity: adding an accessory unit is a way to create income on land you already own. The second is competition: over the coming years, houses that competed only against other houses will compete against more housing types in the same neighborhoods. Neither effect arrives overnight, but both are worth building into a hold strategy. Confirm what your lot allows with the city’s Community Development department, and how any added units are treated under Washington’s rent rules with qualified counsel.
Is Maple Valley a good market to hold a rental in?
The case is strong but it is a management case rather than an appreciation case. Household income is the highest in our footprint at $152,885, Tahoma School District draws families who stay, and only about 17% of local households rent, so a well-run listing competes in a thin field. Against that, home values have eased: Zillow’s typical value was down 2.4% year over year in July 2026 and 7.7% below its 2022 peak, while asking rents sat within 1% of their high. That gap is exactly why some owners are choosing to rent rather than sell right now, and it is why pricing off last year’s numbers is a mistake. Owners who price to current comparables, keep condition sharp, and treat the SR-169 commute honestly in their listing tend to do well here.
