About Real Property Management Today

Real Property Management Today is a family-founded, locally owned residential property management company serving Pierce, King, Thurston, and Kitsap Counties from our downtown Puyallup office. We help rental property owners manage long-term residential assets with the same broker, the same team, and the same focus on your property’s performance we have brought to this market since 2009.

Who We Are

Real Property Management Today was founded in 2009 by the Rushton family as JCL Management Inc., a Washington State licensed property management company based in Puyallup. What began as a single-office operation in Pierce County has grown into a residential management practice covering Pierce, King, Thurston, and Kitsap Counties — operating today as RPM Today within the Real Property Management franchise network.

The business is led day-to-day by Lee Rushton, our designated broker and owner. A Washington State University Business graduate who grew up in the South Puget Sound, Lee has run this office for over 15 years. The team around him has similar tenure. That continuity is unusual in this industry, and owners notice it.

Property management is our sole focus — not a sideline to real estate sales. Our work is the ongoing operation of residential rentals: leasing, tenant communication, maintenance coordination, inspections, rent collection, compliance, and owner reporting.

RPM Today is led by a Washington State designated broker with over 15 years of local property management experience. Our operations team includes an additional licensed real estate broker, bringing direct regulatory accountability to day-to-day management decisions.

Established Local Office

Our downtown Puyallup office at 210 N Meridian serves as the operational base for all four counties we cover. Owners and tenants work with a consistent local team — not a remote inbox or a contact who changes every few months.

Meet the Team

RPM Today is a small, experienced team where every person has a defined role. Our staff includes licensed brokers, property managers, operations specialists, and maintenance professionals who have been working in this market long enough to know our owners, our vendors, and our communities.

Lee has led Real Property Management Today for over 15 years as our designated broker and owner. A Washington State University Business graduate with deep roots in the South Puget Sound, he oversees all brokerage operations and sets the standard for how the office runs. Owners who have been with RPM Today for a decade have worked with Lee the entire time.

Caitlin brings 24 years of experience as a licensed real estate broker to her role as Operations Manager. She owns investment properties herself and manages RPM Today’s day-to-day operational systems with the detail orientation of someone who understands the owner’s perspective from both sides of the relationship.

Ashley has been with RPM Today for seven years, managing accounts payable, utility coordination, collections, and eviction assistance. Seven years in a single property management office is a long tenure — she has seen most of what this market produces and knows how to handle it.

Dekota leads owner outreach and new client relationships, drawing on his degree in Business Administration with a concentration in Marketing. He is typically the first contact for owners exploring professional management and keeps that conversation focused on fit rather than close.

Britt has spent two decades in property management, working through every phase of the rental cycle — lease-up, turnover, tenant relations, long-term asset oversight. As Executive Property Manager she handles complex portfolios where experience and owner communication matter most.

Rachelle manages utility setup and property onboarding, coordinating the details required when new properties join the portfolio. A clean onboarding process reduces friction for everyone downstream, and that starts with her.

Bayley manages marketing for vacant properties, coordinating listings, photography, and digital advertising to reduce vacancy time. Vacancy is where owners feel management performance most directly.

Abby supports property management operations across the portfolio, handling tenant communication and day-to-day coordination with reliability and attention to detail.

Travis supports our property managers with tenant coordination, lease administration, and portfolio oversight tasks across the South Sound.

Real Property Management was founded in 1986 in Salt Lake City, began franchising in 2005, and joined the Neighborly family of home service brands in 2018. The network today spans more than 450 locations across the U.S. and Canada.

For RPM Today, that affiliation means access to national vendor relationships through the ProTradeNet network, standardized systems and training, and process frameworks shaped by decades of residential property management across markets far larger than ours. An independent manager of our size builds those systems from scratch. We inherit them, adapt them to the South Puget Sound, and focus our energy on execution.
